The competition for buying properties here in Las Vegas is pretty insane right now. You have to wonder if the rush to beat the $8,000 tax credit deadline is creating a little mini-bubble as buyers offer more then list with a wave of more foreclosures on the way to market.

They may be extending the credit, and I think the talk of it has delayed some of the buyers who are interested in the program. However, we don’t really know if it’s going to get extended, and this could be hurtful to some first timers that may miss out, which is really sad. The next month and a half are going to be interesting, and will determine how real estate is going to be for the next year.

First time home buyers are under pressure to find the home. As if it wasn’t hard enough already,given the inventory, especially here in our Las Vegas market. First time home buyers typically have unrealistic expectations that their home is going to be 100% perfect. We would all sell homes like hotcakes if that were the fact. I think if homebuyers shoot for a 80 to 90% satisfaction goal that would help things along. It is very stressful with the November deadline over our heads. I am hoping that they extend this because it is helping the market.

One more important thing for first time home buyers, do NOT go buy a new car or major purchase in the middle of this process! It will throw off your percentages. Wait till you are moved in!
