Winterization Instructions for Bank Owned Homes (REO)

I received an email wondering about Winterization and how this is done, We never have to deal with it in Southern California but depending on your area this may be something the bank will require that you have done. I have to give http://www.res.net credit for providing this list. :D


The following items must be completed by the plumber:
1. Turn the water off at the meter.
2. Open all faucets.
3. Drain water lines and force compressed air through the system.
4. Drain water heaters after turning off gas and electricity to the unit.
5. Clearly mark the tank and circuit breaker indicating the date that it was winterized.
6. Close the fireplace damper and plug the dryer vent.
7. Place antifreeze solution in all drains, sinks, showers, toilet bowls and tanks. Wash drains, dishwashers, tubs and other traps.
8. Be sure the toilet lid is taped shut to discourage use.
9. Disconnect any exterior hoses and drain the hose bib valve.
10. The heat and electricity must remain on after winterization except where properties are severely damaged (ie: missing roof, missing windows, etc.). The property must be comfortable during showings; the heat should be set at 58 degrees. Please report any visible signs of plumbing damage to RESNET immediately.
11. A service request will be sent to your task queue by your asset manager, notifying of the "Not to Exceed Amount" for each winterization.
