Im not sure of the best way, But i can say one thing, never get yourself into Nouveau Riche University, its the # 1 Scam in realestate.buying a house is easy with little income, BUT, get ready to spend money if you want to sell the house. You will need money to float the mortgage, advertise the property, etc, etc, etc. If want to make money on the house then you need to fix it up, even more money.

Research on where you want to buy and study the market. When selling, make sure that the property is fully functional and clutter-free.

You could try wholesaleing houses. You dont need cash or credit. What you do is put deals together for other investors and they pay you for it. Here how it works: Find motivated seller and negotiate a sale price around 40% to 60% of the after repair value and put house under contract. Take price that you agreed on and mark it up anywhere from $2,000 to 100,000. Market the property to your community group of real estate investors. Once find buyer, simply assign contract to them with your profit documented as an assignment fee.This prob the easiest way to get started in real estate. So do your research on it.
