Is it difficult to purchase a foreclosure in San Diego?
Yes & No, it's easier to purchase a foreclosure than a short sale because foreclosures are on the market and ready to be sold. They have no liens against the home, the mortgage has been wiped out and you can close escrow in 30-45 days from when your offer is accepted by the bank. What can make the purchase process difficult is if you have very few homes available to purchase like we currently do. We have seen a steady decline in foreclosure listings in San Diego and this is driving prices up and making the offer process much more difficult. Make sure you're working with a quality REALTOR® who is representing your best interest.
Foreclosure vs Short Sale
A foreclosure is a REO property, it has been foreclosed on by the bank thus eliminating the previous homeowner. These homes have had all previous liens removed so there is no longer a mortgage owed against the home. A foreclosure can usually be purchased in 30-45 days. A short sale is where the homeowner still owns the property and is usually still living in the home. The homeowner typically owes more money to the bank than what the home is worth and either can't afford to make the mortgage payment or wants to sell the home to avoid foreclosure. Unlike a foreclosure a short sale still has a mortgage against the property and this requires the current homeowner to get approval from the bank to complete the sale. Purchasing a foreclosure can be completed in 30-45 days. The process to purchase a short sale can take a bit longer. I would not discourage you from looking at short sale homes for sale in San Diego because as the economy improves we are seeing fewer foreclosures and we anticipate short sales to be around for another 2-3 years. What is the difference between bank owned and a short sale?Bank owned is already owned by the bank. It has ZERO liens recorded against the property. The bank wants to sell this home as soon as possible. They do not want to keep the real estate in their portfolio any longer then they have to.
A short sale is sold at a sales price that is less then the amount owned against the property. Because the payoff is short of the mortgage balance, the bank is taking a loss.
Buying a short sale can take longer then buying a bank owned property because the bank has to approve the short sale which requires the seller to get approved for a short sale much like they had to originally get approved for the purchase loan and show that they could afford to make the payments, now they must show the bank they have no way of continuing to make their mortgage payment.
